Why do I need a cadastral number of a land plot?

The land reform was held in our country, as a result of which a new code was adopted. According to this document, any land lot must pass the cadastral registration procedure. The essence boils down to the fact that it is the state that formalizes the right to a certain part of the land - and only after that it can become the object of the transaction. Thus, it becomes possible to lease a site, sell, pledge or conclude other contracts.

What is a cadastral number?

When passing through the cadastral registration procedure , which we mentioned at the beginning, the land allotment, bounded by boundary boundaries, is assigned an individual number. It is called a cadastral register. To find such a number is not difficult, because the registration takes place in the state registration body of rights (the name sometimes changes). It is there that you can get exhaustive information about this property. The composition of such information includes the cadastral number of the land plot, the address or description of the location (if it is outside the boundaries of settlements), as well as the area. Everything is done in order to determine the position of the given real estate as accurately as possible.

What does the cadastral number of the land plot include?

This number has 4 groups of numbers that identify the specified object on the territory of Russia. The first group is the cadastral district, the second is the district that is in the relevant cadastral district, the third is the quarter and the fourth is the number of the site in the given quarter. As a result of the reform, a cadastral division of the entire territory of Russia was carried out, and according to this plan, appropriation No. also occurs. The cadastral number of the land plot is contained in a document such as a passport. For example, the No. has the form 47: 03: 0610001: 37, which corresponds to the Leningrad Region, the Priozersky District, in which Fruitovoe has this designation.

Other information

It is clear that the cadastral number of the land plot can not be the only means of identification. Other indicators are required, according to which it is possible to identify your land from other plots with confidence. Important information is about encumbrances on the property (pledge, the presence of other owners who have the right to it). It can be divided into parts. Information about these parts is also reflected in the documentation. There are indicators such as the category of land and permitted use. Let's say you want to build a dacha on an acquired land plot, but did not see if there is any permitted use. This is dangerous, because some properties may be prohibited construction. You can therefore not issue a permit, which will be absolutely legal.

Value

During the Soviet era, there was no ownership of land. Everything belonged to the state. At that time, it was not necessary to have a cadastral number of a land plot. Today - this is the most important sign by which you can not only separate your land from a stranger, but also prove your rights to the real estate object. In addition, the completion of any transaction with land is impossible if the site is not assigned a number. And since its appropriation is preceded by the corresponding procedure, then only after it can you find out the cadastral number of the land plot.
