What is the building area

In the dreams of each of us, there was an idea of building our own home. Self-planning the house in which you want to live for decades, makes it much more comfortable. Although the design and construction is a difficult and rather lengthy occupation, it is worth it. Unfortunately, building your own home, today, is not the cheapest thing. Even the cost of the legal part of this issue "buried" for many the idea of building their homes, not to mention how much the land is for building.

Many people try to contact specialists who can give good advice, but you still need to know the basic definitions for designing a building:

· Residential area is described by the area of all residential buildings of the premises, there are no storerooms, bathrooms, kitchens, corridors, garages and cellars.

· The total area includes all the premises inside the surface walls.

· The area of building construction is the area that is bounded by the outer perimeter of the building.

· The building volume is the entire volume of the building. It is limited to the outer surface of the walls, floor, lower floor and roof.

· The ground floor is characterized by the fact that the level of its floor is above the ground level.

· Ground floor. The floor level of this floor is below the ground level for less than half the height of the room.

· The basement floor is the same as the basement floor, only the difference between the floor level and the land level is more than half the total house.

· Mansard room - located in the attic and has the property of an inclined ceiling.

It is necessary to talk in detail about what a building area is. After all, this is a very important part of the work in the entire design of the house.

The building area is a necessary part of any ready-made private house project. This is the area occupied by the building in its complete state. It is defined as a horizontal projection of the outlines of a house on a laid foundation. It is important to understand that you do not need to include in the building area:

· The area of basements and underground garages that do not protrude over the surface of the entire territory.

· Area of minor parts, for example, ramps, external stairs, roofing overhangs, canopies.

· Areas of auxiliary facilities, such as gazebos.

But how is the building area calculated? With these calculations, it is necessary to take into account legislation, namely the norms and rules of SNiP 31-01-2003.

Despite the fact that in the settlements, in general, the norms of building and land use, which establish the boundaries of territorial zones, must be able to correctly calculate the area of development. It has different meanings for each territory.

To calculate the maximum permissible percentage of development, it is necessary to know the ratio of the sum of the areas to all structures of the land plot. In order to know this ratio, you need to have a site development plan and plans for all the buildings that are built on it.

If the buildings are built according to architectural designs, then you can determine the necessary dimensions for them. Basically, all topographic schemes are now drawn using special computer programs, and the building area in them is calculated automatically.
