Two-roomed flat. Features of the layout and its shortcomings
The layout of two-bedroom apartments has improved significantly over the past 10 years, but it still did not become ideal. There can be many reasons for this, including the reluctance of developers to apply to the special architectural bureaus due to financial gain.
Monolithic houses of business or elite class are planned initially without partitions - this is the so-called planning of a two-room apartment of a free type. In cheaper variants of living quarters the walls bear the burden, therefore they are provided by the project from the very beginning. In a typical series of houses, many apartments are rented with a ready-made layout.
According to experts, a two-room apartment with a freely planned space as such does not exist. The arguments are as follows: walls can be missing, and the entire building is designed long before the building is erected.
The physical absence of walls is just a formality, which is easy to change in one direction or another. To obtain a certificate of ownership, according to Russian legislation, it is necessary to provide a plan to the BTI. From this it turns out that the plan is a project, but only executed by the direct builder.
After making changes in the design of a two-room apartment must be "legalized" in BTI. Almost every 90 people out of 100 do the redevelopment, and there are at least two reasons for this. Initially, the space of a two-room apartment is planned uncomfortably and illogically, its territory is ill-conceived.
Also, the crisis affected the planning correctly. Building firms were forced to divide large apartments into smaller ones for their early sale and return of the invested funds. The result was the appearance on the market of a large number of unsuccessful proposals.
The layout is a surprise
The most common problems arise from windows. Often, when designing architects can overreact, and then you get a beautiful building, but it may be a drawback in the form of "blind" rooms. It is very difficult in a two-room apartment with a minimum number of windows or with their complete absence to arrange a comfortable environment.
One-bedroom apartment can have a corridor-type layout, when you need to go through a long corridor to move from one room to another. Considering this type of room, you can ask the question of the true appointment of corridors, because a two-room apartment could do without them. Another inconvenient option - the room-pencil case. In form they are rectangular, because of what is not very convenient and poorly lit.
