When undertaking a construction project, the site owner is obliged to know and consider a variety of legal nuances. Today we will consider one of the most important. Namely - what distance should be between the houses?

The gap on which the objects of private domains are located, that is, apartment houses, refers to one of the most important standards, which must be taken into account when you design the erection of a future building. If the owner refuses to observe the lawful order, at the stage of drawing up documentation on the constructed real estate, he is in big trouble.

In order to avoid them, let's get acquainted with the conditions that are in force at the present moment in this field. In our small survey, we will not touch upon the question of what distance should be between multi-storey buildings. We will dwell on private low-rise buildings.

Why do I need to know this?

What is the purpose of rationing the mentioned distances? First of all, it is taking care of fire safety. In addition, such standards take care of improving the comfort of life in those populated areas, where the density of private development is high enough.

It takes into account not only the gaps directly between neighboring buildings. The space occupied by houses on both sides of roads is regulated, and also between extensions having an economic purpose.

To make it more convenient to calculate what distance should be between the houses, it was allowed to combine the group from a number of buildings into a separate block.

When single-row building of such blocks is allowed no more than two, with a two-row construction - up to four. In this case, the distances from the boundaries of the outermost buildings of each block to the neighboring one are considered. Within the same group, distance standards do not apply.

Here are the main conditions for calculating the distance rate, based on building materials.

Both of these structures are constructed of non-combustible material. These are concrete, reinforced concrete, masonry. In this case, the value is minimal and equal to 6 meters.

What is the distance between wooden houses?

If the main building materials are incombustible, but the floors of the house are wooden (having fire protection), the distance rises to 8 meters.

Each of the houses is built from a class of sawn timber of different flammability - the distance will be at least 15 meters.

One of the houses in question refers to the first, the other to the second of the groups. Then the minimum distance is 8 meters.

Houses - respectively from the first and third group (and also from the second and third) - 10 meters.

How to measure correctly

The key points for the measurements are the most protruding parts of the building structures. It is a question of a porch, a bay window, etc. To calculate, what distance should be between houses, in some cases it is not so easy. With non-standard form of land (for example, narrow and elongated) to observe all the norms is not easy, and without consulting a specialist is often not enough.

The most important thing is to take into account all restrictions on distances not later than the design stage. Because later, after discovering the error, you will reschedule the whole building and transfer the constructive elements, which will require incommensurable material costs.

The future buyer of real estate

About what the distance should be between private houses, for some reason they often forget, buying a ready object. Quite a few cases when the new owner after the registration of the transaction suddenly found serious violations in the buildings on the purchased site. In this case, deal with homeowners, neighbors will have a long and painful (and exclusively judicial).

If the house is bought, and later it is found that it was erected without the necessary permits, the situation is even worse - the owner will be fined a lot, and the buildings themselves, most likely, will require demolishing. By law, any responsibility, including material, lies on who is the current owner.

Here the following rules apply: at 5 meters the red line, which belongs to the residential street, must be defended. It should be separated to a distance of at least 3 meters in relation to road passes.

For the purposes of free travel, the outbuildings of an economic purpose with a red line must be kept apart from each other at a minimum 5-meter distance.

It is allowed to build a canopy or erect a garage adjacent to the fence from the street side. In addition, it is allowed to build garages as stand-alone, or embedded in a residential building, or attached to it (and also to farm building).

What is the distance between houses with farm buildings?

What do the norms of the law say about the restrictions on setting boundaries? This is a neighboring plot of land on which there is a residential development.

By law, between the owner of the plot and the building should not be less than three meters. If it is a question of any farm buildings intended for keeping pets, then they must be removed from the border no less than 4 meters.

For this type of premises is allowed their extension to small-sized houses. Residential part inside each building is required to separate from the one where the animals are kept, by at least three subsidiary ones.

If the residential house is surrounded by several adjacent economic blocks, the necessary distances should be measured and accounted for separately for each of such objects of this type.

Do not forget about the garages

What is the distance between the houses in the presence of a garage? Here, too, everything is stipulated by the legislation. From the house with the adjoining garage the border should be installed at a distance of not less than 3 meters. From the very garage - in 1 meter. If the house has an extension for keeping pets, then it should be separated from it by 3 meters, but from the extension itself - by as much as 4 meters.

In the case of buildings located in the suburban area at a meter distance from the border with the neighbors, the owner should ensure that there is no flooding of adjacent land due to rainfall from the roof of the building.

Other restrictions

Between the structures of adjoining plots, the following standards must be observed.

From the apartment house to the bath - a distance of 8 meters. The same applies to the distance to a street shower or restroom. Norms provide for the safety and purity of drinking water. Therefore, the well must be remote from the lavatory or compost tank also by 8 meters.

The foundations of houses with premises for housing must be placed at a certain distance from the communications networks. It makes up at least 0,6 m for telephone and electric cables, open channels and communication tunnels - from 2 meters, water supply networks and sewage pipes - from 5 meters.

The norms given here will be useful not only at the design stage of the construction site, but also when laying the communications network. If you clearly comply with all legal requirements, problems with the design of the object and the delivery of your property in operation should not be.
