Low-rise construction: why is the demand for apartments in low-rise buildings growing?

The popularity of low-rise houses (up to four floors inclusive) is growing rapidly - according to experts from real estate agencies and specialists of the program "Housing", the share of housing in Moscow grew from 10% in 2011 to 25% in 2014, and by 2018 the estimated volume Implementation should be 50%.

Reasons for the popularity of low-rise buildings

Low-rise houses and townhouses are actively included in the general development plans of the region. Especially often they can be seen in the nearest environment of Moscow - up to 25 km from the Moscow Ring Road. This is due to many reasons:

  • Such complexes are a rare case of "meeting" the interests of buyers, authorities and developers. The first would like to live in a quiet, quiet, not overpopulated area and be able to choose a large-scale housing. Developers, in turn, do not have to invest "at the maximum" of their strengths and capabilities. The construction of small houses is cheaper for them, there is a chance to meet within a short time, which means reducing the risks to the project.
  • The price per square meter in low-rise buildings is lower than its cost in high-rise buildings, comparable in class and location, by 10-15% (in economy class, the difference can reach up to 28%). And if you compare low-rise housing in the Moscow region with apartments in Moscow, then sometimes buying the first can do almost twice cheaper.

Large companies with good reputation and great opportunities (such as the Finnish concern YIT and its subsidiary YIT Moskovia) often unite low-rise buildings with cottage villages. This allows residents of homes to enjoy all the benefits of a well-maintained territory with commercial and social facilities.

In the MO, low-rise buildings are mainly for the comfort class (almost 70% of all proposals for real estate agencies) - the apartments are offered in an area of 60-70 sq.m. A quarter of the market falls on the economy class - in this segment one-room apartments with an area of up to 40 sq. M are popular. M. Elite and business class are focused on buyers with higher demands: apartments can be multi-level, in the villages of the club type.

In addition to saving, the popularity of low-rise buildings has other reasons

  • The complex approach of developers to the development of territories - the houses are erected in landscaped, design-designed, prepared for life zones, which are strikingly different from urban "anthills".
  • Favorable ecology - most low-rise buildings, experts say, are concentrated in areas with an abundance of forests, rivers and a "quality" environment that can hardly be found in the capital.
  • Comfortable environment with low density of construction - in low-rise buildings, even economical, a "club" and cozy atmosphere is created, the streets are not overloaded with cars, there are no problems with places in schools and kindergartens.
  • Minimizing the risks of unfinished construction - there is no need to risk and invest in long-term projects, you can enter the apartment in the shortest possible time.

Overview of interesting objects

The largest number of houses is built 10-15 km from the Moscow Ring Road - there is an optimal balance of transport amenities and the cost of housing. Due to the specificity of the segment, low-rise complexes have a pronounced localization. They are concentrated mainly:

  • In the north-west - this area includes the largest number of popular low-rise cottage settlements, here there are new buildings usually comfort and business class. You can find the club type villages, for example, the "Rozhdestveno" complex on the New Riga (28 km from the capital along the Volokolamsk Highway) and the Sosnovy Bor Junction in Korolev (19 km along the Yaroslavl Highway).

  • The East is a promising area, especially the territories remote from MKAD. There are several attractive multi-format settlements - for example, "Prozorovskoe-Golitsino", located near the settlement of Kratovo (Egoryevskoe shosse), and microdistrict No. 10 in Ramenskoye. These are low-rise complexes of comfort-segment, which are located in a forest-park environmentally friendly zone.
