How to build a warehouse? How much does it cost to build a warehouse?

In the household view, warehouse objects are associated with typical premises containing goods and materials of various kinds. It can be a building warehouse for a brick with cement, a grocery store to serve the needs of an adjoining store or a staging post in the logistics chain of a large cargo carrier that works with a wide range of goods. But in each case, for the optimal conditions for the maintenance of materials, the corresponding infrastructure is provided, which also ensures the normative storage conditions. To build a warehouse that will meet the requirements of operation, it is necessary to determine at the design stage the technological and structural nuances of its execution.

Requirements for warehouse facilities

Much depends on the nature of the operation of the facility. Some requirements are imposed on warehouses where foodstuffs will be stored, and others - to construction stores. For example, for the source of supply of the restaurant, in which food products are stored, there are high requirements in terms of environmental safety of materials. Also, it is necessary to select suitable means of finishing, so that their properties comply with the standards of sanitary safety.

If you need to build a warehouse for the maintenance of building materials or industrial raw materials, then there must be increased requirements for fire safety. So, if the warehouse contains varnishes, paints or dry flammable mixtures, the lining and roofing should be made of fireproof materials. There are also general requirements for the operational properties of storage facilities, including the strength of the frame base, the durability of materials, the ergonomics and functionality of the premises, the energy efficiency of communication support, and, as far as possible, architectural expressiveness and aesthetics.

Design

Work begins on designing with definition of the purposes which the warehouse will fulfill. Further, the area of premises and functional areas, technological nodes in the form of transitions, and also the possibilities for constructing an engineering infrastructure are calculated. On the basis of the primary requirements, a technical and architectural plan is drawn up, which will allow building a warehouse that is suitable for the needs of the future user. At the next stage, engineers form a list of optimal building materials that will allow the construction to be implemented in such a way that it meets the technical and economic requirements. In particular, the material for the foundation, floor, walls, roof construction, roofing, internal and external cladding is determined. At the final stage, a circuit is drawn up, along which the communication circuits for ventilation, electrical devices, heating, water supply, etc. will be laid.

Classical construction of a capital structure

This is the most expensive option for the construction of a warehouse, which, in principle, is carried out in the style of ordinary houses, but with a different and simplified design. The foundation can be ribbon or columnar - the carrier function will be provided in both cases. Then the base is formed. The main material for laying walls can be brick or block material. To ensure greater reliability, it is more advantageous to use the first option, but if there are no special requirements for durability, then foam block or aerated concrete is chosen. These are inexpensive, but functional and, importantly, easy-to-lay materials. If you need to build a warehouse with minimal costs and for a short time, then this option is quite suitable. The roof is made of corrugated board, as this is a practical and also not very costly solution. Next, it remains only to ensure the construction of communication equipment.

Installation of a prefabricated structure

Still, record indicators for the speed of construction show prefabricated frame structures. With this technology, you can build a warehouse of sandwich panels in just a few days. To begin with, you should order a special package of assembly sheets from the manufacturer, from which a warehouse will be built in the future. These are kits, which also include fixing materials, corners, brackets, retainers and some elements of engineering systems.

Such facilities are not only quickly installed, but also are inexpensive. Of course, these and other advantages turn into some flaws. For example, to build a warm warehouse of the same metal sandwich panels, it is necessary to prepare additional insulation material. In addition, many people have doubts about the strength of prefabricated-frame objects. However, it is not advisable to carry out additional strengthening both on technical and financial parameters. For this reason it is desirable to initially purchase kits with thick panels that have high stiffeners.

Construction of special objects for storage

For storage of chemically hazardous substances, agricultural products, perishable products and electronic devices, special conditions may be required, which should be envisaged even during the construction phase. So, if you need to build a warehouse for grain or feed mixtures, then the object must have a ventilation system with the ability to completely block the air. The fact is that agricultural raw materials, depending on the type, require full sealing of the premises during the storage process with the termination of access of oxygen. In the case of toxic chemicals or radio engineering devices, there are also high requirements in terms of fire safety - accordingly, designers should provide automated modular installations for fire extinguishing.

Cost of construction

The cost of a warehouse is formed from building materials, object parameters, engineering networks used and other aspects. For example, a small warehouse from a kit for a prefabricated structure will cost 150-200 thousand rubles. If you need to build a turnkey warehouse with an area of 300-400 m 2 according to the technique of capital erection, you should prepare about 600-800 thousand rubles. In this case, it is necessary to take into account communication equipment, which, depending on the area, will also add 50-200 thousand rubles.

Conclusion

As experts in the field of commercial real estate note, in recent years there has been a tendency to reduce demand for the finished warehouse space. This means that today it is more profitable to realize the project of such a premise from scratch, rather than using the existing object under the lease agreement. True, in order to build a warehouse, you need not only money for materials and direct execution of installation operations. Organizational costs are also inevitable. Unlike conventional houses, warehouses are less demanding in terms of providing climatic conditions and reliability of structures. But the level of infrastructure equipment, they can and exceed residential real estate, which also requires additional costs.
