Reconstruction of the foundation: technology of work

After prolonged use of the house, it sometimes becomes necessary to change or repair the base. Reconstruction of the foundation is the holding of several stages. The need for these works may be required when the walls began to crack, the building has settled, and in the basement began to appear water.

Features of partial reconstruction

At the first stage it is necessary to analyze, how much the foundation is destroyed, only after it is possible to start lifting the building to the required height. Sometimes only a partial build-up of the foundation can be saved by means of concrete products or bricks. Their installation is carried out in those places where parts of the old foundation were removed.

Capital reconstruction of the base

If you want to work with a ribbon foundation, it is easiest to partially remove it, replacing it with a new one or reinforcing it. Initially, the house should be raised using jacks, and it must be done all around the perimeter evenly, otherwise it can irreversibly damage the walls.

If the foundation reconstruction involves working with piles, then, as a rule, they are completely replaced. After the reinforced concrete substrate is filled, it is possible to proceed with the installation of new poles. Works on the reconstruction of any type of foundation must begin with digging trenches around the perimeter of the house. After the foundation should be cleaned of dirt and old finish. The new base must be made stronger, for which it is necessary to apply the reinforcement. Its installation is conducted with some deviation from the wall. The next step is to install the formwork and fill the solution. In this condition, the new substrate must be left until the concrete has hardened. Only after that it is possible to remove the elements of the formwork and to make a backfill.

Replacement of the foundation of a wooden house

Reconstruction of the foundation of a wooden house, as a rule, is accompanied by the replacement or repair of the lower crown. Initially, the base should be inspected. Waterproofing also needs to be replaced, since years of operation lead it to a state of unfitness. As a new, it is preferable to choose a monolithic foundation, for its installation it is necessary to raise the building by about 50 cm. Do not forget about the presence of reinforcement, the optimal diameter of which is 10-12 mm.

In order to replace the crowns, it is recommended to use the beams. You need to pick them up, given that they must be dry and smooth. If the building is installed on a raised surface, then the foundation should be made on the basis of piles.

Reconstruction of the foundation must be carried out especially neatly during the lifting phase of the house, as wooden walls can be easily damaged. The jacks should be located in places where the material has no damage and putrefactive formations. These areas are to be strengthened with metal 5-mm gaskets. They will evenly distribute the load on the logs. Under the jack should be laid boards, the length of which is 50 cm. The walls before the beginning of the lifting process must be strengthened with boards.

Reconstruction of the foundation in the next stage involves the removal of old boards and the installation of temporary supports. Lifting is carried out gradually, 1-2 cm. Under the corners of the building, support pads with dimensions of 60x60 cm should be filled in. It should be poured from the concrete support. Its height should be equivalent to the height of the tape of the new base. From above, you need to mount the brick in two rows. Under a new foundation, gravel should be covered, pre-mixing it with brick bricks. The thickness of this layer is 10 cm.

Now you can install the formwork and lay the reinforcement. After the concrete racks have frozen, the house can be lowered by removing the jacks.

Replacement of the foundation with screw piles

Reconstruction of the foundation with piles is considered the simplest solution to the question of changing the foundation of the house. Initially, the design is analyzed for integrity, then you can start screwing the piles, placing them perpendicular to each other. The step between them should not exceed 2 m. The supports after installation should be tied with a channel. Then the construction is raised by jacks, which allows you to get rid of the old foundation. At the next stage, under the house perpendicular to the logs, it is necessary to make I-beams, which are welded to the channel. On the beams it is necessary to lay the waterproofing. Completion of these works indicates that the house can be put in place. Reconstruction of the foundation of the house is completed. However, it is worth considering that such work is preferable to produce, using the help of professionals.
