Irkutsk is the largest city in Siberia, the population of which is steadily growing and is approaching the figure of 1 million. It is also often called a microdistrict, which many people, even taxi drivers, cause confusion. This article provides information only about the village "Berezovy". It began to be built 7 years ago. During this time, 9 queues, consisting of more than 200 houses, were commissioned. Now the 10th line is being completed, but the developer intends to continue construction. To date, this is the largest housing project in Irkutsk.

Location

The village of Berezovy (Irkutsk) is located in the Sverdlovsk district of the city, but territorially it belongs to the Markov city park, to which - only 1500 meters. The closest neighbors of Berezovaya from the side of PGT are the garden associations Domostroitel and Bereznyaki, and on the side of the city - Akademgorodok, LCD Khrustalny, LCD Kalininsky and the cottage village Nikolov Posad. Despite some distance from the center of Irkutsk, it is easy for the residents of the village to get to any object of the city's infrastructure, as two roads pass through Berezovy. On both from houses of the first turn to city quarters - hardly more than kilometer.

Transport accessibility

The Berezoviy settlement (Irkutsk) is quite a good transport link. Ecology and natural conditions

Clean air and beautiful terrain are undoubted advantages that the Berezovy settlement has. Irkutsk on the level of pollution of natural resources is quite a prosperous city, with the bulk of emissions here are not for industrial production, but for motor transport. In "Berezovoy", since it is not in the center of the city, there is still a lot of workload in vehicles, so the air here is clean enough. There are few green spaces on the territory of the village, but there is a large forest park around it, where people organize picnics, hold folk festivals.

Some concern is caused only by the materials used in the construction, namely aerated concrete. The fact is that the seismically safe is only the aerated concrete D 700 V5, which is produced by individual manufacturers. As a consequence, this material is expensive. The village of "Berezovy" in Irkutsk is being built by the well-known Nord-West IC, which is managed by Vyacheslav Gusev. This company appeared as a result of the transformation in 1993 of a state of emergency, also engaged in construction activities. "Nord-West" mainly implements housing projects. In 2010, it was handed over to the LCD "Ershovskiy", and the following year the first stage in the village "Berezoviy" was commissioned. Unfortunately, to the IC Nord-West, Yershovskiy's shareholders and residents have complaints, up to legal claims, about the poor quality of work. The developer explains this by the fact that he builds economy class housing. But this class of real estate does not involve the use of low-quality materials and obsolete technologies, and the small footage of apartments, less developed infrastructure, simple design of entrances. The residents of Berezovoy, who have already received the keys, also have complaints about the quality of work in their apartments.

Infrastructure

The residential complex Berezovy in Irkutsk according to the general plan should become a self-sufficient microdistrict, in which more than 200 houses will be built in 3-5 floors. The developer plans to equip all yards and adjacent territories here, arrange bushes and trees, break flower beds, build playgrounds for children and recreational areas for adults, as well as several sports grounds, two kindergartens, a school, shops, supermarkets, pharmacies, polyclinics, facilities Service of life, club of veterans. To date, some of these plans have been implemented. So, in "Berezovoi" there is a kindergarten, construction of the second one is finished, construction of the school is started, several shops have already been put into operation, including construction, manufactured goods, several grocery stores. Landscaping of the yards has been poorly spent, children's and sports grounds have been built a little.

For motorists in the "Berezovoi" according to the plan should be equipped parking areas. In fact, cars are left right in the courtyards, under the windows of the apartments, in the passages between the houses.

Design of a residential complex

Construction technology

All buildings in the village. "Birch" (Irkutsk) are built on monolithic-frame technology. The foundation is made of cross-ribbon reinforced concrete slabs. The external walls are installed from aerated concrete slabs of the "SIBIT" type (autoclave hardening) with the device of monolithic inclusions. The walls are warmed by mineral wool.

The houses of the village are built with some differences. So, in the first and second turns of the roof they are made even, without tilting, which in winter leads to the accumulation of snow, and in the spring - to excess water. Facades are faced with siding "under a brick", which by the end of the first year of operation began to fall off.

In the houses of subsequent turns, the roofs began to be made with a slight slope, and the facades were bricked, but they replaced the warming material from the mineral wool to the foam.

Village "Berezovy" (Irkutsk), apartments, their layouts and design

The project provides for the construction of apartments of the following categories:

- one-room, average total area (S) of which - from 24 to 35 m 2 ;

- two-room S = from 35 to 48 m 2 ;

- three-room S = from 48 to 65 m 2 .

On each floor there are 7 apartments.

Their layout in the houses of different lines is different. In some rooms they have a shape approximating to a square one, in others they are more elongated. In such apartments there are no windows in the kitchens.

Apartments are rented without finishing. Builders perform only the piping of communication facilities and wiring, make a rough screed of the floors, install partitions between rooms and glass windows.

Price list

The village of Berezovy in Irkutsk is quite popular. Apartments, reviews about the quality of which are not very enthusiastic, are bought up quickly. At the beginning of construction, the price for 1 m 2 here was only 25 000 rubles, so people could buy property even with low incomes, for example, pensioners, young families. Also in "Berezovsky" housing was provided to the military and residents who were resettled from the disaster zones. Now the price for 1 m 2 jumped to 35 000-40 000 rubles. Reviews

The settlement Berezovy (Irkutsk) leaves a dubious impression on investors and residents. Comments on him are marked by such positive aspects:

- low utilities.

The negative aspects of the settlement noted in the reviews as a whole:

- poor quality roads leading to the city;

- not quite a favorable criminal situation (in the village car theft or theft of property is not uncommon);

Concerning the quality of apartments, the claims of tenants are as follows:

- bad filling of floors.

Many potential buyers believe that all these shortcomings are compensated by the low price of housing in this village.
